Habitat 825

Sited next to Rudolf Schindler’s Kings Road House, Habitat 825 explores approaches to density and achieves a respectful spatial relationship with its neighbor. Nineteen units reside within two interplaying L-shaped wings, each distinguished through materials, color and height. Aligning the site’s south boundary is a four-story volume clad in redwood slats stained dark gray. The movement of air between the building and the cladding cools the inner face of the exterior and reduces the demand for cooling energy. The north wing, which aligns the Schindler site, bends inward at center point. It is held to two stories and, as it draws parallel to the iconic home, is cut away at the first story. The move reduces the shading on the project’s iconic neighbor and encourages movement to Habitat 825’s courtyard. A set of steel poles at askew angles supports the floor above.
